📌 What permits are required to install a mobile home?

The first step is to review the zoning classification of the plot according to the Local Building Regulations (HÉSZ). This determines what type and size of structure can legally be placed on the land.

The building must also comply with:

  • the National Building Code (OTÉK)

  • the Townscape Design Manual (TAK)

If the mobile home is to be registered as a permanent residential building, a building permit is required.



⚙️ What utility connection permits are required?

Electricity:

Connection must be requested from the local electricity provider. A licensed electrician must submit the required technical plans.

Water and sewage:

Connections must be approved by the local water utility.
If there is no public sewage system, a licensed wastewater treatment unit (e.g. biological treatment plant) must be installed.

Gas (if applicable):

Separate plans and a certified gas technician are required.



🧾 When is an occupancy permit and address registration needed?

If the building is intended for permanent residence and utilities are connected, an occupancy permit is mandatory.

After that, the following can be requested:

  • Official address registration at the local municipality

  • Land registry entry, if the building is to be classified as a permanent property



🏗️ Can a mobile home be installed without a permit?

Yes, in certain cases:

  • If the unit is a wheeled structure (like a tiny house) and is not permanently affixed to a foundation, it is usually classified as a vehicle or transport unit, not a building.

  • Temporary structures (e.g. site cabins) may be allowed for up to 180 days with separate authorization.

  • If the mobile home is under 35 m² and not intended for permanent living, it may fall under notification-only procedures, without a full building permit.

⚠️ It is strongly recommended to consult with the local building authority about the specific requirements for your property.



🌍 Where can you legally install a mobile home in Hungary?

  • Outlying plots (rural areas): more flexible regulations, but limited utility access

  • In-town plots: stricter building rules, but better infrastructure and address registration options

  • Residential zones are best for permanent living

  • Holiday zones are usually suitable for seasonal use — some municipalities may allow permanent use, but it must be verified in advance
