🧩 DESIGN PHASE – MODULAR HOMES
✅ Can modular homes be officially registered as residential buildings?
Yes, with proper planning and permitting, our modular homes can be registered as permanent residential properties.

Each model in this category comes with architectural plans, which your architect can adapt to the specific site conditions. During the design process, the following must be considered:
-
Geological characteristics of the land
-
Local building regulations (HÉSZ)
-
Urban image and architectural design guidelines (TAK)
Once all required engineering documents are complete, the house can be officially registered as a building suitable for permanent residence.
📐 What technical documents are required?
-
Structural plan
Verifies the building's structural integrity, especially for foundation and soil conditions -
Mechanical (MEP) plan
Covers heating, cooling, water, sewage, and ventilation (incl. heat pumps, HVAC if applicable) -
Energy calculation / certificate
Must comply with Hungarian Energy Efficiency Regulation (9/2023. V.25. ÉKM) -
Site plan / layout
Shows the building’s position on the plot, zoning percentages, boundary distances -
Fire safety statement or plan (if required)
Especially for semi-detached, row houses, or public-use buildings
💡 These plans are typically prepared by your local architect. We provide the base floor plans, architectural details, and—if agreed—manufacturer's plans to support the process.
💬 Can you assist with architectural planning?
Yes. Upon request, we can offer architectural support through our internal team.
We work with several experienced architects familiar with modular construction who can assist in creating all necessary documents according to local regulations.
📏 What are the standard sizes? Can I request a custom layout?
We primarily work with modular and mobile units designed for efficient transport.
The base module size is typically 6.0 × 3.0 meters, or a multiple thereof.
Larger homes are delivered in blocks or assembled on-site.
🛠️ Custom layouts are possible—as long as they remain within the structural and transport constraints of the modular system.
🔄 What expansion options are available for modular homes?
One of the key advantages of modular construction is expandability.
You can easily add:
-
new modular units,
-
lightweight extensions,
-
fully assembled rooms or structural elements.
We can design your home to allow for future expansion with minimal disruption.
❄️ How can a mobile home be made suitable for year-round living?
To be habitable year-round, the home must meet the energy performance standards defined in Regulation 9/2023. (V.25.) by the Ministry of Construction and Transport (ÉKM):
-
Properly insulated external structures (walls, roof, floor)
-
Controlled primary energy consumption
-
Use of renewable energy sources, as needed
A certified energy performance certificate is issued to verify compliance.
🎨 Can I choose a custom exterior finish?
Yes! During the design phase, you can choose from a variety of custom façade systems.
Options include:
-
wood, wood-composite, or wood-look metal panels
-
stone or stone-effect cladding
-
ventilated façade with plaster and color finish
⛱️ Can I request a custom roof shape?
Absolutely. Most of our homes can be built with the following roof types:
-
flat roof
-
mono-pitch roof
-
gable roof
-
hipped roof
The design can be adjusted to meet both aesthetic and functional needs.
➕ What if I already own a mobile home and want to expand it without construction?
Thanks to modular technology, it’s possible to add complete structural elements without conventional construction.
That means you can connect additional rooms or modules to your existing home without major building work.
